Why Texas sun destroys exterior paint

Three things gang up on your paint here:

  1. Intense UV breaks down the resins that hold pigment together, causing fading and “chalking” (that powdery residue on faded walls).
  2. Heat cycling — walls that bake to 130°F+ during the day and cool at night expand and contract, stressing the paint film.
  3. Sudden storms and hail blast the surface and drive water into any cracks.

What actually holds up

For Dallas exteriors, the paints that last are 100% acrylic latex formulations built for UV and flexibility. Premium lines from Sherwin-Williams (like Duration or Emerald) and Benjamin Moore (like Aura Exterior) are engineered to resist fading, flex with heat cycling, and shed water. They cost more per gallon — but on an exterior you don’t want to repaint every three years, that’s money well spent.

Two things matter as much as the paint itself:

  • Color choice. Deep, saturated colors (bold blues, reds, dark grays) fade faster under Texas UV than lighter, earthier tones. If longevity is your priority, mid-tones hold up best.
  • Sheen. A satin or low-lustre finish resists dirt and UV better than flat on most Texas exteriors.

How long should it last?

With premium paint and proper prep, a quality exterior repaint in Dallas should last roughly 7–10 years — sometimes longer on shaded elevations, sometimes less on the brutal south/west faces. A cheap, poorly prepped job might start failing in 2–3 years.

Prep is what makes it last

Paint is only as good as what’s under it. A repaint that lasts a decade includes: power washing off the chalk and dirt, scraping and sanding failing areas, caulking every gap, and priming bare or repaired spots before the topcoat. Skip the prep and even the best paint peels early.
